Is it a bad or good idea sign a lease to rent an apartment where the complex has yet to open?

Saw an apartment that I like, will tour with them on Monday. They will open in a few weeks and I’m looking to move in late July or August. My question is, is it smart to be renting from someone who doesn’t really have any reviews of the living conditions yet? I will be the first tenant in whatever apartment we choose.

Is the 2 year lease for apartments enforced?

Hello! I'm currently living in a guest house in Tokyo, and I'm looking to move into my own place. I've been researching apartments on gaijinpot, and many are in my price range. However, I'm hesitant to move forward in my research because all of them seem to require a "two year lease". Do you really have to lease these apartments for two years? I worry that I'm going to want or have to move in the future in case I need to relocate for work.
So if you do move, can you break that lease term? And if you can, are there usually fees? Any information is greatly appreciated, thank you!
Top Comment: Cancelling early is usually not a problem. It depends on the contract, but normally you can leave with around 2 months notice. I heard that sometimes you may have to pay a fee, but so far I never had to and never had a contract that required a fee for leaving early. The inconvenient point about 2 year contracts is actually the opposite: You have to pay rather high renewal fees - one or two months of rent - if you want to stay for another 2 years (...or even just another few days) after the contract end date, but leaving is usually not the problem.
Is it typical for apartments not to allow you to see actual unit before signing lease?

Went to tour some newly built apartments in the area. Grounds seem nice, good amentities, apartments have good onlinereviews, it's a larger complex owned by a company. I asked if there would be a way I could see the actual unit I'd be living in (which is currently occupied) before signing the lease, and answer was no. I am really hesitant to sign anything/pay that much money without seeing what I am getting first, but I am unsure if this is typical of apartments. Should I walk away from these? Any thoughts are appreciated.
Top Comment: Please do not sign anything until you see it and do a walk Thur . You need to know what might be not working right or broken or stained, etc and what they'll do so you don't end up responsible for it. There's lots of reasons to check out place first before you sign

Hi all,
I have a lease through July 17th 2023 but I am moving in with my girlfriend and looking for someone to take over my lease. I have been there about 4 years so the rent is way under market (in my opinion) at 1028 per month for a 690 sq ft 1 bed/1 bath downtown apartment. It is in the main building with pool and parking garage on the fourth floor.
I'm looking to have someone take over sometime in October but am flexible, let me know if any interest

I have to move out of my apt (MAA property) and am being told to pay 2 months rent (advance notice) and 2 months rent as penalty of lease breaking (even if they rent the apt next day after I move out).
I am not sure why I am being asked to pay for 2 months -flat- which should rather be the time the apt remains unoccupied (to a maximum of 2 months)!!
Does anybody have any experience in this?

I think it recently got new management, it used to be excellent, but it's still very good, especially given it's in such a random location (and walking distance to you).
